How much does a REALTOR® cost when buying a new build in Calgary?

Nothing. My commission is paid entirely by the builder. You get full expert representation at zero cost — this is standard with me for all new home purchases.

Yes — but you must register me as your agent on your very first visit. If you visit without registering, you may lose your right to representation on that purchase.

New homes involve builder contracts, deposit schedules, construction timelines, upgrade selections, and warranty programs. The process is entirely different and benefits enormously from a specialist.

It depends on your budget, community, and what you’re looking for. I’ve worked with most major Calgary builders and can give you an honest, unbiased comparison — that’s exactly what a free consultation is for.

I work with Brookfield Residential, Shane Homes, Jayman BUILT, Sterling Homes, Trico Homes, Excel Homes, Mattamy Homes, Cedarglen Homes ,Rohit Homes and many more . Each has different contract language, upgrade pricing flexibility and build timelines — and I'll give you an honest comparison for your situation.

From show home visit to keys: usually 6 to 14 months depending on the builder, community phase and whether you're buying inventory (quick possession) or starting from scratch. Pre-construction in master-planned communities can run 12 to 18 months. I'll map a realistic timeline for any home you're considering.

Depends on your priorities. New construction gets you a warranty, modern energy efficiency, exact-spec finishes and no bidding wars — but you wait for possession. Resale gets you keys in 30–60 days in an established community, often with mature trees and finished landscaping. We can compare both side by side on your free consultation.
