If you're coming from a high-cost province, Calgary will feel like a different country. Here's what changes the moment you cross the border.
Alberta charges only a small land title transfer fee (~$600). Ontario charges $12,475+. BC charges $14,000+ on a $750K home. That's money that stays in your pocket.
Save up to $40,000 vs Ontario or BCAlberta is one of the only provinces with no PST. You pay 5% federal GST on new construction only — and there's a partial rebate on qualifying homes.
Lowest tax burden in CanadaA brand-new, 2,000 sq ft single-family home in a master-planned Calgary community starts around $580K. In Vancouver that's a 1-bedroom condo. In Toronto, maybe a townhouse.
New builds from $380KEvery new Alberta home comes with statutory warranty: 1 year on labour & materials, 2 years on delivery systems, 10 years on structural defects. It's the law — not optional.
Full protection by statuteCalgary consistently ranks among Canada's top cities for employment growth. Tech, energy, finance, and construction sectors are all expanding — making it a strong long-term investment.
Canada's fastest-growing major city90 minutes from Banff. 300+ days of sunshine. Master-planned communities with built-in lakes, pathways, and schools — and you can actually afford to live there.
Top-ranked city for liveabilityThis doesn't exist in most provinces. And most relocators find out about it after it's already too late.
Calgary builders require you to register your REALTOR® before your very first visit to any show home or sales centre — even a casual walk-in. If you enter the sales office without registering your agent first, you permanently lose your right to buyer representation with that builder. There are no exceptions and no reversals.
The builder's sales rep is paid to represent the builder. Without your own agent registered, no one at that table is looking out for you when it comes to contract terms, upgrades, lot selection, or deposit structure.
What to do: Contact me before visiting any show home — even one you're "just looking at." I'll register myself as your buyer's agent, your representation is protected, and it costs you nothing. The builder pays my entire fee.
Most of my out-of-province clients complete their purchase agreement before flying to Calgary. Here's exactly how it works.
30 minutes. We cover your timeline, budget, lifestyle priorities, and commute needs. I narrow down which communities and builders match you specifically.
I do live video walkthroughs of the communities and show homes that match your criteria. You see the floor plans, finishes, lot positions, and surroundings — in real time.
Before any contact with a builder, I register as your agent. Your right to independent representation is locked in and fully protected — permanently.
New builder contracts are long and complex. I review every clause, explain every obligation, negotiate upgrades and deposit terms, and make sure you know exactly what you're signing.
Most Calgary builders support digital signing. You can choose your lot, select your colour package, and execute your purchase agreement — all without being in Calgary.
Before your keys, I inspect your home on your behalf. I document every deficiency, ensure the builder addresses them, and confirm everything matches what you signed for.
