Calgary's Builder Registration Rule

Calgary builders require you to register your REALTOR® before your very first visit to any show home or sales centre — even a casual walk-in. If you enter the sales office without registering your agent first, you permanently lose your right to buyer representation with that builder. There are no exceptions and no reversals.

The builder's sales rep is paid to represent the builder. Without your own agent registered, no one at that table is looking out for you when it comes to contract terms, upgrades, lot selection, or deposit structure.

What to do: Contact me before visiting any show home — even one you're "just looking at." I'll register myself as your buyer's agent, your representation is protected, and it costs you nothing. The builder pays my entire fee.

No. Alberta has no provincial land transfer tax. There is only a small land title transfer fee of approximately $500–$800 on most purchases. On a $700K home, Ontario buyers pay $12,475+, Toronto buyers pay nearly $25,000 combined. Moving to Alberta saves you that entire amount — immediately.
Can I buy a Calgary new home without visiting in person? +
